A multi-development London showcase built for GCC buyers. Eight London developments, nine workstreams, 91 delivered tasks - the booking system, the landing pages, the CRM automation, the creative pipeline and the paid media, all built in-house.

The brief

Eight London developments. One campaign.

Berkeley Group inventory across eight London developments needed to reach buyers in the Gulf through a single showcase rather than eight separate campaigns. That meant one brand, one booking journey and one reporting spine - while still giving each development its own page, its own calendar and its own creative. The constraint was time: from asset selection to live media in eight days, with fixed exhibition dates that could not move.

There was no existing booking infrastructure, no per-development tagging, and no partner routing. All of it had to be designed, built and tested before the first pound of media ran.

Nine workstreams - 91 tasks delivered

What I built

The booking machine.

  1. One qualification form, eight calendars

    A shared form captured bedrooms - studio through four-bed and penthouse - budget band from under 500k to 5M-plus, timeframe, and whether the buyer was purchasing for use or investment. Behind it, a separate calendar per development with its own description and availability.

  2. A "Find My Property" matcher

    Rather than asking a buyer to pick a development they had never heard of, a matcher form took their criteria and surfaced the right ones. Selectable buttons, autofill, no typing where a tap would do.

  3. Automatic three-part tagging

    Every booking arrived in the CRM tagged by city, campaign code and development - parsed out of the booking URL itself, so attribution never depended on anyone remembering to set it.

  4. Expert partner routing

    Five specialists - mortgage broker, solicitor, tax advisor covering stamp duty and overseas buyers, furnishing and property management - routed by tag so a booked buyer met the right person on the day.

  5. Reminder sequencing

    Developer appointment emails on booking, a confirmation email one week out, and a WhatsApp reminder one hour before. All automated, all logged against the contact.

  6. Creative and media

    Campaign film managed from brief to final cut. Facebook ads, a LinkedIn banner set, an exhibition email design, and a Google Ads targeting package: 50 exact-match keywords, 24 YouTube channels, 21 display domains, English-language, GCC geography.
